*This person will sit in our Orlando, FL office. This person will travel to our various properties as needed.*
Provides strategic leadership, statistical data analysis, and support to allocate resources to ensure the full functionality, safety, proper maintenance, and rehabilitation of properties including, but not limited to, physical buildings, mechanical equipment, electrical systems, heating and cooling (HVAC) systems, life safety systems, energy conservation, preventative maintenance programs and grounds in accordance with federal, state and local regulations in order to protect the well-being of guests, Owners and Team Members while optimizing asset maintenance and preservation.
Provides leadership and oversight of field operations to ensure compliance with brand and design standards and quality assurance guidelines to maintain owner and developer assets in top condition.
Conducts written bi-annual property audits to assess maintenance and the operation of the physical structure of the properties, including, but not limited to, all mechanical, electrical, HVAC and other related equipment.
Design, manage and monitor effectiveness of all preventative maintenance programs and standards related to the Synergy work request system.
Liaison between onsite team(s) and project management and development teams for renovations, reserve expenditures and new development. Partners with the development team and brand operations on new property openings and helps design Property Operations related pre-opening budget projections.
Effectively collaborate with all stakeholders, including Brand Team and IT on product initiatives, process procedures and standards related to property operations and physical structure of properties.
Works in tandem with Corporate Project Management Team on Reserve / Capital Planning to ensure all on site major equipment is included in future replacements.
Leverage and negotiate sourcing opportunities across the organization and existing national service agreements to optimize product and service quality at the best possible cost.
Leverage all third-party service providers to maximize effectiveness and efficiency for water treatment programs, elevator maintenance agreements, building management systems, pest solution, sustainability objectives and deliver the highest product quality and consistency to all HGV stakeholders.
First point of contact for property’s reporting significant and/or catastrophic damage or loss to building(s) and/or equipment and works with those properties to mitigate loss and expedite solutions.
Optimize and monitor staffing needs and oversees recruiting, selecting, hiring, and training of team members. Embed HGV culture into the operating departments of all resorts, putting people first and living the HGV values.
Works closely Area VP’s of Resort Operations and on site Resort Leadership to provide feedback for Property Operations team member performance reviews, promotions, evaluations, counseling when needed and recognition.
Helps to Property Operations Leaders, source new talent, and ensures effective succession planning to fil the needs of future resorts.
Performs other duties as assigned.
